The furnishings are all original, dating back to the early 1900s, expertly restored by skilled local craftsmen over the years. Many details make these rooms unique, not just the beautiful view.
Silence, then—how much is silence worth these days? And privacy? In the rooms at Borducan, you won’t hear an engine or a hum. Once the restaurant and bar close, not even the voices of the patrons will disturb you. The deep sleep you can experience here is unique, especially if you’re used to the noisy city streets.
Each room also features a bathroom with shower or bathtub, flat-screen TV, minibar with complimentary still/sparkling water for guests, direct dial telephone, safe, and hairdryer.
All rooms are different, each suited to different needs. For this reason, please read the descriptions carefully and call us to find the best solution. We’ll be able to recommend the perfect solution for you and your travel companions.
Comfort Room
The Comfort rooms, with double beds, are ideal for short stays, friends, or individuals traveling for business or pleasure. One of these two rooms can be arranged with two separate beds: one with a queen-size bed and the other with a king-size bed. These rooms are comfortable and elegant, with windows overlooking the surrounding greenery and the village of Sacro Monte di Varese.
Double bedroom (15 sq m) with a wrought-iron or wooden bed and a decorative mezzanine. Bathroom with shower and panoramic views of Campo dei Fiori Park or the village and 17th-century sanctuary. Cots or rollaway beds are not available.
The Comfort Rooms are numbers 1 and 7. Room 1 is available with separate beds upon request.

Romantic Room
The Borducan has two Romantic rooms on the first floor: rooms 3 and 4. Both feature a double bed and a delightful balcony overlooking Varese, Lake Varese, Lake Comabbio, and the Campo dei Fiori massif, with the Art Nouveau Grande Albergo in the foreground.
The bed in room 4 is very beautiful and a unique, original piece from the early 1900s. However, this bed has a problem. It’s a little smaller than usual. It’s a queen-size bed, also known as a French bed. It measures 140 x 190 cm.
If you’re tall and well-built, I recommend specifying these details when booking. This way, my staff and I can offer you the best solution.
Bedroom 3, on the other hand, is still charming, with a small balcony that’s a dream. On the ground floor, there’s a beautiful early 1900s armchair, while the mezzanine features a beautiful wrought-iron double bed with Art Deco decorations.
These rooms are ideal for short (but intense!) couples’ stays or for longer stays for singles seeking silence and peace, perhaps to write a book.
Romantic rooms, 15-20 square meters, feature a wooden bed and restored original furnishings from the 1920s. Bathroom with shower, mezzanine with sitting area and desk, and private balcony overlooking the valley and Lakes Varese and Comabbio. Campo Dei Fiori Park, to the right, can be admired in all its majesty, with the Grande Albergo in the foreground.

Superior Room
Superior rooms feature double beds and windows overlooking Varese, Lake Varese, Lake Comabbio, and the Campo dei Fiori massif, with the Art Nouveau Grande Albergo in the foreground. One with a queen-size bed and the other with a king-size bed, these elegant and spacious rooms feature a mezzanine furnished as a living area and a writing nook for reading and relaxing. Both rooms can accommodate a crib, a bed suitable for children aged 3 and up, or a cot for our youngest guests.

Suite
The Bregonzio Suite is undoubtedly our most beautiful room. Circular in shape, frescoed, and featuring restored original Art Deco furniture, this room is unparalleled. The bed is a large, incredibly comfortable king-size bed, so you won’t miss your bed at home. The Suite’s bathroom features a large two-person whirlpool tub. With large windows, it offers breathtaking views of the Varese plain, its lake, and Lake Comabbio.
Very spacious and bright circular suite (30+ sq m) with a period wooden double bed and restored original furnishings from the 1920s. A mezzanine level features a sitting area, a small library, a bathroom with a whirlpool tub, and panoramic views of the valley and lakes. Up to two cribs or rollaway beds can be added to this room upon request.

I have a reservation. What time is check-in and check-out?
Check-in is from 3:00 PM to 10:00 PM. Check-out is by 11:30 AM; late check-out is available upon request. This will be granted for a surcharge, subject to availability.
What time is breakfast?
Breakfast is available from 8:30 to 10:30 a.m., served in the circular breakfast room, and includes both sweet and savory options. Variations are available for guests with lactose intolerance and/or other allergies.
Is it possible to have breakfast to go?
Yes, we offer a breakfast box service for guests who plan to check out before 8:00 AM. This service does not require any additional charge.
Can I bring my four-legged friend to the facility?
Yes, dogs (small/medium sized) and cats are welcome at the Borducan. They are welcome in both the rooms and the restaurant. We just ask that you indicate this at the time of booking; the hotel fee is €15 for the entire stay.
Do you have a bike shelter?
No, we don’t have a locked bike shed. You can, however, park your bike inside the gate, but the area is not monitored.
